Buying a Home May Require Less Money Than You Think

California down payment assistance programs may help qualified buyers reduce the money needed for a down payment and closing costs.
Mojave River Mortgage helps homebuyers compare down payment assistance, low-down-payment mortgages, seller-paid closing costs and other financing strategies. You may not need 20% down—and some programs are available to repeat buyers as well as first-time homebuyers.
What Is Down Payment Assistance?
Down payment assistance, commonly called DPA, can help eligible homebuyers pay some of the upfront cost of purchasing a primary residence.
Depending on the program, assistance may help with:
Assistance may be structured as a grant, gift, forgivable loan, deferred-payment second mortgage, repayable second mortgage or shared-appreciation loan.
The program providing the most money is not always the best choice. Buyers should compare repayment requirements, interest rates, monthly payments, occupancy rules and long-term costs.
California Down Payment Assistance Programs
Program guidelines, funding and availability can change. Options worth reviewing may include the following.
CalHFA MyHome Assistance
CalHFA MyHome is a deferred-payment junior loan that may help with an eligible down payment or closing costs.
Currently published guidelines provide assistance of up to the lesser of 3.5% of the purchase price or appraised value with an eligible CalHFA government loan, or up to the lesser of 3% with an eligible CalHFA conventional loan.
Income limits, homebuyer education, owner-occupancy requirements and first-mortgage qualifications apply.
GSFA Down Payment Assistance
Golden State Finance Authority offers California homebuyer assistance through several program options.
Depending on the program, assistance may be structured as a gift, second mortgage or combination of the two. Certain options may provide assistance of up to 5%, and some do not require the borrower to be a first-time homebuyer.
California Dream For All
California Dream For All is a shared-appreciation program for eligible first-generation homebuyers.
When an application period is open, the program may provide assistance of up to 20% of the purchase price or appraised value, subject to the published maximum.
This is not a traditional grant. The original assistance and a portion of the home’s appreciation generally become repayable under the program terms. Participation may require registration, homebuyer education, a voucher and selection through a randomized drawing.
Other Homebuyer Assistance Programs
Additional programs may periodically be available through cities, counties, housing agencies, nonprofit organizations, employers and participating mortgage lenders.
Because funding and guidelines change, a personalized review is more reliable than an old online list.
Do I Have to Be a First-Time Homebuyer?
Not always.
Some programs require first-time or first-generation homebuyer status, while others may be available to repeat buyers.
Many programs consider someone a first-time homebuyer if they have not owned and occupied a principal residence during the previous three years. Definitions and exceptions vary by program.
Let Mojave River Mortgage review your homeownership history before assuming you are ineligible.
Who May Qualify for Down Payment Assistance?
Eligibility commonly depends on:
Down payment assistance does not replace mortgage approval. Buyers must still satisfy applicable credit, income, asset, property and underwriting requirements.

How the DPA Review Works
1. Tell Us About Your Goals
We begin with a short conversation about where you want to buy, your estimated price range, income, available savings and purchase timeline.
2. Compare Available Programs
We review potentially available assistance and compare it with applicable FHA, VA, USDA and conventional financing.
3. Review the Complete Payment
We estimate the total housing payment, including principal, interest, taxes, homeowners insurance, mortgage insurance, association dues and any required assistance-loan payment.
4. Explain the Repayment Terms
We explain whether the assistance is a grant, forgivable loan, deferred loan, repayable second mortgage or shared-appreciation loan.
5. Build Your Homebuying Plan
If you are ready, we can proceed toward mortgage preapproval. If not, we can identify practical next steps involving credit, savings, debt reduction or documentation.
Why Choose Mojave River Mortgage?
Down Payment Assistance Frequently Asked Questions
Is down payment assistance free money?
Not necessarily. Assistance may be a grant, gift, forgivable loan, deferred second mortgage, repayable second mortgage or shared-appreciation loan.
Can repeat buyers qualify?
Yes. Some programs accept repeat buyers, while others require first-time or first-generation buyer status.
Do I need perfect credit?
No, but minimum credit and underwriting requirements apply. Better credit may provide access to more options or improved mortgage pricing.
Can DPA help with closing costs?
Many programs allow assistance to be used toward eligible closing costs as well as the required down payment.
Can I combine assistance with seller-paid closing costs?
Potentially. The amount allowed depends on the mortgage program, occupancy, purchase price and applicable guidelines.
Can I use down payment assistance with an FHA loan?
Some assistance programs are compatible with FHA financing. Others are designed for conventional or different government-backed mortgages.
Will DPA affect my interest rate?
It can. Some programs use designated first-mortgage rates, fees or pricing adjustments. Compare the complete payment and total cost—not just the assistance amount.
Will I repay the assistance when I sell or refinance?
Possibly. Deferred and shared-appreciation assistance frequently becomes repayable when the property is sold, transferred or refinanced, the first mortgage is paid off or occupancy requirements are no longer satisfied.
How much assistance can I receive?
The amount depends on the program, purchase price, income, first mortgage, property location, borrower qualifications and available funding.
When should I request a DPA review?
Before making offers. Starting early provides time to complete education requirements, collect documents and resolve potential qualification issues.

All loans and assistance programs are subject to borrower qualification, credit approval, income and asset verification, acceptable appraisal, property and title approval, program eligibility, lender approval and funding availability.
Down payment assistance is not necessarily free money. Assistance may be a grant, gift, forgivable loan, deferred-payment junior lien, repayable second mortgage or shared-appreciation loan. It may create a lien and become repayable upon sale, refinance, transfer, first-mortgage payoff, failure to meet occupancy requirements or another program-defined event.
Interest rates, annual percentage rates, costs, assistance amounts, income limits, credit requirements, repayment terms and program availability may change without notice. Programs may have limited funding and may not be available through every lender, in every location or with every mortgage type.
