A VA Renovation Loan lets you:
Buy a home or refinance one you already own
Get money to make repairs or upgrades
Put it all into one easy loan
You can use up to $100,000 to fix things or make the home nicer—but it has to be smaller repairs. You can’t do big stuff like changing the foundation or building a new house.
You can use the loan for things like:
Fixing or replacing the roof
New heating, air, plumbing, or electricity
A new kitchen or bathroom
Getting rid of mold
Saving energy with better windows or insulation
Making the home easier for people with disabilities
Fixing fences, decks, patios, or driveways
Adding things like a fridge, oven, or washer and dryer
You can’t build something brand new
No swimming pools, hot tubs, or tennis courts
No fancy outdoor kitchens or fireplaces
No big landscaping projects
No repairs that change the structure of the house
Veterans, active-duty service members, or certain family members
Credit scores need to be:
580+ if you’re putting a little money down
600+ to get 100% financing
Higher scores if it’s a big loan or a bigger property
You can use this loan for houses, condos (if VA-approved), and even manufactured homes (like mobile homes) with some rules.
Get a contractor (a licensed builder) to write up what needs fixing and how much it costs.
A VA appraiser checks what the home will be worth after the repairs.
You get approved for the loan based on that future value.
Contractors start fixing your home. They must start within 30 days after closing the loan.
They get paid in steps (not all at once) as the work gets checked.
A VA inspector comes back when it’s all done to make sure it’s right.
The whole job must be finished in 6 months or less.
If the repairs cost more than $50,000, a HUD consultant must help check everything.
You can’t do the repairs yourself. It must be done by pros.
No paying the contractor before they start. They get paid as work gets done.
